Paris-Hospitality.com is a website owned and operated by B&B Network Hospitality Group SARL. Its first mission is to present a portfolio of furnished apartments available for short-term rentals.

As a complimentary service, B&B Network Hospitality Group also provides Concierge services on demand. This second activity completes our short-term rental offers with a wide variety of services ranging from everyday house cleaning to the organization of a special event.

These services are aimed at international travelers visiting Paris for leisure or business purposes for a short period of time (1 week to 3 months, and sometimes more).

B&B Network Hospitality Group services respond to a growing trend. Paris visitors are more and more keen on staying in private housing rather than a hotel. They are looking for real privacy, autonomy, and comfort at reasonable rates. Above all, it is also an opportunity to experience Paris like real Parisians. We are firmly convinced that furnished apartments and concierge services are the answer to these evolving preferences.

III. Real estate transactions: scope

As a real estate agency licensed by the Prefecture de Police of Paris, for transaction purposes only, B&B Network Hospitality Group acts as an intermediary to put owners in contact with renters. This means that the full management of properties on behalf of owners is out of B&B Network Hospitality Group's current scope.

However, should owners require a property manager for any reason, for example, if they are living abroad, B&B Network Hospitality Group would be happy to provide competent managers that can be commissioned to fulfill this kind of task.

IV. Services provided to owners by B&B Network Hospitality Group

Owners possessing one or several furnished apartments in Paris hire us to find renters on a short-term basis only.

In short, our job is to help insure that supply meets demand.

To reach this objective, B&B Network Hospitality Group uses several online/offline marketing and communication tools to promote its offer:

  • Paris-Hospitality.com, our corporate website and Internet window, displays our complete apartment portfolio.
  • A social network presence on various well-known websites spreads the word and supports the activities of our corporate website in various connected circles.
  • Specific guerrilla marketing tactics on a case-to-case basis, including search engine optimization and marketing.
  • Last but not least, real life commercial development targeting companies and business travelers.

In terms of owners’ services, B&B Network Hospitality Group manages

  • The process of apartment bookings.
  • Organization of rental contract signature between the parties.
  • Confirmation of reservations via secure payment.
  • Follow-up at every stage of the process.

Nota bene:

B&B Network Hospitality Group does not require any exclusivity. This means that owners can use several agencies to promote their apartments.

Selection

V. Apartment selection process

Apartments belonging to the Paris-Hospitality.com network meet certain quality criteria, which acts as guarantee for owners and renters in terms of quality of services. An annual review helps improve the apartment on offer if necessary.

The seven selection criteria are:

  • Geographical location with easy access to central Paris and metro line number 1.
  • High-end apartments.
  • Contemporary interior design.
  • Quality and originality of amenities.
  • Perfect condition and regular maintenance.
  • TV, DVD, Hifi, High speed Internet, IP phone
  • If possible, an elevator.

Implementation

VI. Implementation

A first meeting is scheduled to evaluate the apartment, fill out various documents and sign a contract with the owner that permits our agency to represent his interests.

This also provides the opportunity to present our agency, explain the short-term rental business in general, and inform the owner of his responsibilities and what he can do to insure that the activity runs smoothly and to the benefit of everyone.

We will also be pleased to provide advice for small improvements if deemed necessary.

A second meeting is then scheduled to organize a photo shoot of the property. These pictures will be used to present the place on the Paris-Hospitality.com website.

When these preliminary formalities are finished, B&B Network Hospitality Group/Paris-Hospitality will be in a position to draft the rental contracts.

On certain occasions, B&B Network Hospitality Group/Paris-Hospitality may organize visits and inquire about renters’ warranties. The owner directly cashes in the total rent and the security deposit.

On very exceptional occasions, we can complete check-in and checkout for the owner.

Advantages

VII. What are the benefits of short-term rentals?

Three arguments support the short-term rental activity:

  1. Rental rates are higher by 30-50% compared with standard non-furnished apartments.
  2. From a fiscal perspective, France offers numerous opportunities to maximize tax reduction linked to furnished apartments for short-term rental activities. To gain a better perspective and review all the existing advantages, we strongly recommend that owners get in touch with fiscal advisors to help them make the most of their investment.
  3. From a legal perspective, the laws governing the relationship between owners and renters are very different from those relating to unfurnished apartments.
